DPD is requesting public comment on zoning and land use recommendations developed in cooperation with local community interests to guide the future physical development of the West Seattle Triangle area. The West Seattle Triangle is strategically located at the entry to the West Seattle peninsula just east of the West Seattle Junction business district. The recommendations are contained in two documents that include long-term design guidance for streets and public spaces in the area, and draft recommendations for zoning and Land Use Code amendments.
The proposals include an area-wide rezone from a predominantly auto-oriented zone to a more pedestrian oriented mixed-use business zone. The allowable height for future structures has been proposed to be raised in a specific portion of the Triangle planning area around the intersection of Fauntleroy Way SW and SW Alaska St. The rezone recommendations include proposed changes to development standards that are intended to mitigate the impact of the additional height on the surrounding properties and street. The recommendations were developed in connection with a broad design framework that looks at the character of the area as a whole and provides a context to support future development, including proposed enhancement of future streets and sidewalks.
Public comments regarding the proposal will be received through August 1, 2011. Upon completion of the public review period and any subsequent revisions that may result, the recommendations for proposed rezones and amendments to the City’s Land Use Code that will apply in the West Seattle Triangle area will be forwarded to the City Council for their review and adoption. The Council will hold a public hearing after receiving the proposal.
The West Seattle Triangle has been under review since late 2008. Over 37 public meetings were held with business representatives, residents from the Triangle and surrounding neighborhoods, property owners, and others interested in the future of the area.
