DPD has seen a recent increase in permit applications from building owners adding a (single) unit to existing multi-family buildings. This can typically be done once in the life of a building without triggering fire sprinklers or added parking (Seattle Building Code (SBC) 3404.1 and Seattle Municipal Code 23.54.020.A, respectively). Usually the project involves remodeling a storage room, utility room, or the manager’s office to create a rentable dwelling unit.
If you are developing a similar project, you need to refer to the following resources:
-
If the unit is in the basement: refer to SBC 1029 for egress windows and window wells for the bedrooms and to SBC 1208.2 for minimum ceiling height
-
If the unit is a small studio apartment: read Director’s Rule 6-2004, Small Efficiency Dwelling Units
-
If the existing space is unheated: it will need to comply with the current Energy Code
-
Whole house ventilation for the unit and source specific ventilation (exhaust) per Seattle Mechanical Code 403.8
Other code requirements may affect the project as well, but this list helps you get started on the right track.
