DPD is on schedule for new editions of seven codes to take effect next summer or fall. Public review of the 2012 Seattle building, residential, existing building, mechanical, fuel gas, energy and plumbing codes is almost complete. We expect the ordinances adopting these codes to take effect this summer, followed by a 60-day period during which applicants can use either the 2009 or 2012 codes. If you would like more information, contact Maureen Traxler at maureen.traxler@seattle.gov.
Some of the significant changes in the 2012 codes include:
-
Seattle is proposing to move all the provisions for existing buildings from the building code into in the existing building code. The 2012 Seattle Building Code will not have a Chapter 34.
-
The State of Washington and Seattle are adopting the International Energy Conservation Code (IECC) for the first time. Many of the provisions of the current Washington State Energy Code are being incorporated into the IECC.
-
High rise buildings with a floor more than 120 feet above ground will be required to have two elevators designed for firefighter use (“fire service access elevators”).
-
Building code Chapter 10 provisions for exit stairways were extensively reorganized and rewritten.
-
Accessible features designed for children will be allowed in areas used primarily by children.
