The West Seattle Triangle Planning Project has concluded a year-long planning process covering the area near the junctions of Fauntleroy Way SW, SW Alaska Street, and 35th Avenue SW. Over 35 public meetings were held bringing together residents, property owners, business interests and others interested in the future of this gateway to West Seattle. The culmination of this planning process is expected to result in two key outcomes: 1) proposed zoning changes and amendments to the Land Use Code governing development in the Triangle; and 2) a streetscape concept plan that will guide street improvements in the area.
Platting and Small Lot Legislation
DPD is proposing amendments to the Land Use Code to implement lot shape and configuration when new lots are platted. The proposal also establishes new requirements for lots in single family zones that are less than 2,500 square feet in area, and limit how lot coverage is calculated. The proposals build on Code amendments adopted by the City Council in 2008 addressing issues of height, bulk and scale in single family development.
Proposed Rezone for Roosevelt Urban Village
DPD and Mayor Mike McGinn have transmitted legislation to the City Council for a package of rezones within the Roosevelt urban village. The proposed rezones set the stage for good transit-oriented development in support of the planned Sound Transit light rail station that will be located in the heart of the Roosevelt neighborhood. The rezones protect neighborhood character by locating additional density in appropriate locations, and not allowing buildings taller than 65 or 85 feet.
Mobile Food Vending Ordinance Adopted
On July 21 Mayor Mike McGinn signed into law an ordinance to create jobs and improve neighborhood vitality by allowing more mobile food vending in Seattle. The ordinance, developed in consultation with vendors, restaurants, and neighbors, was approved by an 8-0 vote of the City Council on Monday. The mayor held a signing ceremony at Lake Union Park as part of the Seattle Parks Foundation’s Mobile Food Chowdown.

Jobs Initiative/Regulatory Reform
In order to spark innovation and entrepreneurial investment, and make it easier for businesses to be sustainable, the City is pursuing opportunities to reduce red tape and encourage job growth while enhancing our commitment to the environment. Over time, some of the City’s regulations have become outdated, or redundant. Now is the time to update our regulations.
Development Agreement Authorization
Seattle City Council is proposing legislation that would facilitate the use of development agreements as authorized by state law, for transit oriented development within the Capitol Hill Station Area Overlay District. Such development agreements would be between the City of Seattle and a regional transit authority and would address the development of real property owned by a regional transit authority in the Capitol Hill Station Area Overlay District.
Signs: Proposed Land Use Code Amendments related to On-Premise Signs
The City Council is proposing to amend the Land Use and Building Codes to adopt standards for wall signs in commercial, industrial and downtown zones and to close a “loophole” in the City’s Sign Code by amending definitions of certain signs in the Land Use and Building Codes. The proposed legislation also increases the maximum penalties for violations of certain sign provisions in the Land Use and Building Codes. Roosevelt Rezone Recommendations
Seattle Mayor Mike McGinn is recommending a package of land use changes for the Roosevelt urban village, a dynamic neighborhood and future location of the Roosevelt light rail station. The proposal would change zoning within the Roosevelt residential urban village, establish a station area overlay district, and enact incentive zoning provisions for affordable workforce housing. The proposal supports the planned Sound Transit North Link light rail station that will be located in the heart of the Roosevelt neighborhood.
